A lien waiver is a document or in some cases just writing on back of the check that acknowledges payment in full and when signed by the supplier or contractor waives their right to file a lien on your property. You must be careful to make sure that the appropriate and authorized person from the company you are paying is signing the lien waiver. Also, if you are paying for a percentage of work or what we call a draw, be sure to include in your lien waiver what percentage of the total job the payment is for and what percentage of work is left to complete. You can get a lien waiver form from any title company.   Steve</description>
